The current portal sample does not support a blanket claim that 5 Marla plots across Bahria Town Lahore cost less than PKR 50 Lakh. Repeated advertisements in the PKR 36–45 Lakh area were concentrated in Sector G. Limited Sector F examples appeared around PKR 33–38 Lakh, but many named Tipu Sultan and Alamgir offers were already above the cap. Buyers should therefore search by exact block and plot status, not by society-wide headline.
02Asking price is not a completed-sale rate
A portal advertisement records what a seller or agent is asking at a moment in time. The same plot may be duplicated, incorrectly categorised, already sold or marketed at a negotiable figure. FPN did not obtain registered-sale evidence for these examples. Use the observed asks to create a shortlist, then compare recent genuine offers and negotiate only after checking the plot file, dues and physical location.
03Sector G and Sector F solve different buyer problems
Sector G offers the clearest low-entry cluster in the checked data, but each block and street may differ in possession, surrounding construction, access and development. Sector F has both budget and higher-priced pockets; a cheap ad cannot be applied to Tipu Sultan, Alamgir or every possession-paid plot. A buyer planning immediate construction should usually give more weight to demarcation, utilities, approach and neighbouring houses than to the lowest headline demand.
04A PKR 50 Lakh budget needs a separate expense reserve
The advertised demand is only the property component. Buyer advance tax under Section 236K uses the applicable statutory fair market value. The current FBR card shows 1.25% for an ATL buyer and 10.5% for a buyer not on ATL in the under-PKR 5 Crore band. Society transfer or NDC charges, Punjab duties, outstanding dues, category premiums, commission and professional costs are separate. FPN did not locate a current public Bahria Town Lahore society fee circular, so the buyer should request a same-day official expense sheet.
05Location and access must be checked at plot level
Bahria Town’s official material identifies Lahore as one of its master-planned communities, but it does not make every block equally developed or equally accessible. Confirm the route from Canal Bank Road or Multan Road, travel time to the exact block, street width, plot level, drainage, nearby construction and utility availability during a physical visit. A society-level amenity list cannot prove an individual plot is ready for building.
06Red flags in a below-market advertisement
Urgency, “final price”, “no tax”, “all dues clear”, “possession paid” and “open form” are marketing labels until supported by records. A significantly cheaper plot can reflect location, pending dues, category charges, non-possession status, an irregular size, access issues or a seller who needs a quick exit. It can also be a bait listing. Never transfer token money only on screenshots or verbal confirmation.

Create one property-specific file before negotiating the final payment.
- Seller CNIC and ownership or allotment record
- Exact plot number, block, size and current society verification
- Fresh dues/NDC or written expense statement
- Possession, utility and category-payment receipts
- Transfer eligibility and any open-form status confirmed in writing
- Applicable FBR valuation and separate 236K calculation
- Physical site visit with plot demarcation and access check
- Written bayana terms, refund trigger and traceable payment evidence
08FPN conclusion and due-diligence note
A PKR 50 Lakh ceiling can currently produce a workable 5 Marla shortlist, mainly in Sector G and occasionally in lower-priced Sector F inventory. It does not guarantee possession, utilities, transferability or a completed deal at the advertised figure. Rates can change daily.
