01Canton Sky Tower official status checked 3 September 2026
OZ Developers now publishes a substantive Canton Sky Tower vision page. It presents the scheme as a mixed-use destination for business, trade, exhibitions, living and learning, centred on a Pakistan China Town concept. These are developer-published vision statements; the page still does not provide the legal, approval or unit-level financial documents needed for independent verification.
02What the official developer page confirms
OZ Developers' official page identifies Canton Sky Tower and describes three parts of its vision: a combined commercial and residential destination, Pakistan China Town as a platform for Chinese vendors and Pakistani businesses, and a Learning Centre for professional grooming, career counselling and business education. The page confirms the concept and developer association, but it does not publish the exact location, sanctioned configuration, approval reference, prices or a unit-level payment schedule for independent matching.
03Developer-supplied project configuration
The updated project information supplied to FPN presents Canton Sky Tower as a mixed-use G+7 project with commercial and exhibition space, a food court and serviced apartments. It states a total project area of 15 Kanal with approximately 10 Kanal of covered footprint and a proposed location near the Lahore Ring Road Raiwind Road exit and Bahria Orchard entrance. These figures and the location remain developer-provided claims until matched with title and sanctioned plans.
- Ground to third floors: shops, exhibition/commercial activity and food court
- Fifth to eighth floors: apartment inventory in the supplied schedules
- Collaboration with Huashu International Trading is publicly announced by OZ Developers
- Any 'China Town Pakistan' positioning is a marketing concept, not an approval category
04Rates and payment structure in the supplied sheets
The floor sheets list ground-floor shops at PKR 60,000–70,000 per sq ft, first-floor shops at PKR 40,000, second-floor shops at PKR 30,000, third-floor food-court units at PKR 35,000 and fifth-to-eighth-floor apartments at PKR 17,000 per sq ft. Applicable corner, atrium and main-boulevard category charges are shown unit by unit. The published structure is 30% down payment, six biannual installments of 5% each, 30 monthly installments and 10% at possession.
05Latest OZ Developers starting-price claim
An OZ Developers official social update reviewed on 9 August 2026 promotes Canton Sky Tower commercial inventory as starting from approximately PKR 53,350 per sq ft and refers to a 2.5-year payment plan. The post does not identify the exact floor, unit, size, category premium or complete payable total behind that starting rate. FPN therefore keeps this headline claim separate from the detailed floor sheets and advises buyers to request a dated unit-wise calculation before comparing prices.
06Canton Sky Tower LDA approval status
FPN has not found or received a project-specific LDA approval/NOC number or a sanctioned G+7 building plan that can be independently matched to Canton Sky Tower. The current status is therefore 'documentary verification pending'. This wording does not mean the project is rejected; it means buyers should not rely on an 'LDA approved' sales claim until the developer supplies the exact reference and LDA confirms it.
- Request the project-specific LDA approval/NOC reference and a readable copy
- Match the plot/khasra, land use, height, floor count and owner name
- Verify the sanctioned building plan, parking and fire-safety permissions
- Confirm the reference directly with LDA before paying a token or booking amount
07What the official page still does not verify
OZ Developers' dedicated page now explains the Canton Sky Tower, Pakistan China Town and Learning Centre vision, but it does not publish the exact project location, land title, sanctioned configuration, project-specific approval reference, floor-wise prices, complete payment schedule or unit inventory. The detailed location, configuration, rates and availability shown by FPN therefore remain clearly identified as developer-supplied material rather than regulatory evidence.
- Exact plot title, seller entity and receiving bank account
- Relevant authority approval/NOC and sanctioned G+7 building plan
- Approved land use, height, fire-safety, parking and utility permissions
- Contractual construction start, possession date, grace period and delay remedy
- Cancellation, escalation, transfer, maintenance, taxes and refund terms
08Buyer checklist before booking
Ask OZ Developers for a dated, signed unit statement and reconcile its complete arithmetic with the relevant floor sheet. Pay only into the legal seller's documented company account after independent document verification.
- Match unit number, floor, net/gross area, rate and every category charge
- Recalculate down payment, biannual, monthly and possession balances to 100%
- Verify title, sanctioned plan and permission references with the issuing authority
- Read delivery, escalation, default, refund, transfer and maintenance clauses
- Treat opening, rent and appreciation timelines as promotional unless contractually enforceable
Verification noteRechecked 3 September 2026. OZ Developers' dedicated Canton Sky Tower page describes the project's vision: a mixed-use commercial and residential destination bringing together business, trade, exhibitions and living; Pakistan China Town for connections between Chinese vendors and Pakistani businesses; and a Learning Centre for professional development. The official page does not publish the location, sanctioned plan, project-specific approval reference, floor-wise prices or complete payment schedule. Those details and availability come from the developer-supplied launch briefing and floor sheets received by FPN; they are not regulatory approval evidence. Searches of LDA's public website and the developer's public website did not produce a project-specific Canton Sky Tower LDA approval/NOC reference. FPN therefore labels LDA approval as pending documentary verification—not approved and not rejected. Information may change after publication; always obtain the latest official document before acting.
