01Start with a complete brief, not a contractor rate
Define plot dimensions, authority rules, bedrooms, parking, double-height spaces, servant or store needs, future solar and air-conditioning routes, lift provision if any, rental use and target finishing level. A low rate is meaningless if the scope omits structure, waterproofing, electrical load, woodwork, sanitary fittings or external works.
02Lock coordinated drawings before structure
Architecture, structural design and mechanical, electrical and plumbing routes should agree with each other. Changes after foundations, slabs or masonry create demolition, delay and extra cost. Obtain authority approvals and a structural engineer's design appropriate to the site before committing major construction payments.
03Use a measurable BOQ and written contract
The BOQ should identify quantities, units, acceptable brands, workmanship standards and exclusions. The contract should define start date, completion basis, payment milestones, retention, material ownership, site security, insurance responsibilities, variation approval, delay handling, termination and defect rectification.
04Separate grey structure from finishing decisions
Track excavation, foundation, RCC frame, masonry, plaster, roof treatment and embedded services separately from tiles, ceilings, doors, kitchens, wardrobes, sanitary fittings, lighting and paint. This makes budget movement visible and prevents premium finishing choices from being hidden inside the grey-structure cost.
05Verify work before it becomes hidden
Foundation reinforcement, concrete, waterproofing, plumbing pressure tests, electrical conduits, roof slopes and service sleeves become difficult to inspect after covering. Keep dated photographs, test records, delivery challans and engineer approvals at every critical stage.
06FPN Construction enquiry pathway
FPN Construction can begin with a requirements meeting, plot and document review, concept brief, preliminary scope and budget framework. A project-specific quotation should follow drawings and a measurable scope. Call or WhatsApp +92 322 4222522 and share the plot location, plot size, intended covered area, room requirements, finishing level and target timeline.
Verification noteOriginal FPN Construction buyer guide published 4 November 2026. It provides a project-control framework, not a fixed construction quotation, engineering design, authority approval or substitute for a licensed architect, structural engineer, quantity surveyor or lawyer. Rates, authority rules, material specifications and site conditions vary by plot and date. Information may change after publication; always obtain the latest official document before acting.
