How FPN researches property information
Our publishing standard for source evidence, payment calculations, comparisons, corrections and clearly attributed experience.

- Official record
- A linked authority or issuer document. Check that its identity, location, scope and date match the claim.
- Developer-supplied information
- A statement, schedule or construction update from the seller. It shows the seller’s position; independent confirmation may still be needed.
- Market reference
- An asking price or quoted range. It is not a verified completed transaction.
- FPN calculation or analysis
- Arithmetic or interpretation based on disclosed inputs. It is not a promised investment result.
- Verification pending
- Evidence needed for a specific claim has not been established in the guide. Do not interpret missing evidence as either approval or proof of illegality.
The FPN five-check comparison method
- Identity: match the seller, site, project and exact unit.
- Evidence: record the source, date, scope and unanswered questions.
- Cash flow: reconcile the total schedule and list additional or unquoted charges.
- Delivery: compare dated progress with written possession and delay terms.
- Exit: examine transfer conditions, likely buyers or tenants and selling costs.
This is an organising checklist, not a certification or investment rating. See the step-by-step buyer guide and worked project comparisons.
How payment examples are calculated
Base price = quoted area × rate per square foot. Add separately stated premiums to obtain the scheduled unit price. Reconcile booking + confirmation + all recurring installments + balloon payments + possession balance against that price.
Illustration only: a PKR 10,000,000 schedule with 30% down, 30% monthly, 30% biannual and 10% possession totals PKR 10,000,000. Thirty monthly installments would be PKR 100,000 each; six biannual installments would be PKR 500,000 each. Taxes and other charges are excluded from this illustration. It is not an offer for a particular unit.
Round only for display and check the original statement for exact amounts. A change in unit size or payment dates can change the comparison.
Research data and statistics
Statistics need a named source, period, geography and unit of measurement. Asking-price samples must not be described as completed-sale averages. Forecasts must remain separate from observed results. Read each article’s source note before reusing a figure.
Read dated research and source documentsExperience, case studies and interviews
A client success story needs transaction evidence and permission to publish identifying details. A site-visit report needs the visit date and original evidence. An interview needs a named speaker, role, date and an approved quotation or recording. Personal opinions should identify their author and the facts behind the opinion.
The linked payment comparisons are worked analyses. They do not establish a client’s purchase, rental income or realised gain. Unverified testimonials, invented quotations and unsupported success figures are not evidence.
Commercial interests and editorial responsibility
FPN is a property business and may earn a commission from a transaction. Ask who pays the commission and what fees apply to your proposed unit. Inclusion in a guide is not an independent investment rating or a guarantee of a developer’s performance.
Research articles are published by the FPN Research Desk. Syed Shahbaz Bukhari leads the company; this does not imply that he personally inspected every unit or authored every article.
Dates and corrections
A publication date identifies when an article was issued. A source or inventory date identifies the evidence used. Updating wording does not make an old price current. Material corrections should explain what changed and retain the relevant source context.
To report an error, send the page URL, disputed detail and dated evidence. Do not include private client documents in a public comment.
