02How PKR 1.596 Crore is calculated
The developer-supplied schedule identifies 190 sq ft net area and 266 sq ft gross area. Its PKR 60,000 rate is applied to the gross area: 266 multiplied by PKR 60,000 equals PKR 15,960,000. The unit is marked standard with no category premium in the supplied row.
03Cash-flow pressure buyers should plan for
The monthly amount is only one part of the obligation. A buyer must also retain enough cash for each PKR 7.98 Lakh biannual payment, the PKR 15.96 Lakh possession balance and every tax or charge omitted from the sheet. Request a calendar with actual due dates before judging affordability.

OZ Developers' public project page currently confirms the project name and developer association but does not publish the project-specific approval reference, sanctioned G+7 plan or unit contract. A launch image and payment sheet cannot replace primary legal evidence.
- Obtain the project-specific LDA approval/NOC reference and verify it with LDA
- Match plot title, land use, height, floor count, parking and fire-safety approvals
- Check the legal seller, receiving account and authority to sell the exact unit
- Read possession, delay, escalation, cancellation, refund and transfer clauses
- Do not rely on a rent, opening-date or appreciation promise unless enforceable in writing
05How to request a comparable current quotation
Ask for a dated statement showing unit number, floor, net and gross area, rate, category premium, total price, every instalment, taxes and additional charges. Compare the signed total with FPN's live Canton inventory page and recalculate every component to 100% before paying.
