A 10 Marla plot is not automatically 3,300 sq.ft. of construction. Friends Home uses 3,300 sq.ft. as a transparent double-storey planning basis because Avenir identifies roughly 3,000–3,300 sq.ft. as a typical 10 Marla range. Replace it with the approved architectural area before tendering.

02Grey structure: PKR 97.35 Lakh to 1.11 Crore
Applying the published Lahore A-grade grey range of PKR 2,950–3,350 per sq.ft. to 3,300 sq.ft. gives PKR 97.35 Lakh–1.11 Crore. A 10% planning reserve lifts the working envelope to approximately PKR 1.07–1.22 Crore. Soil, foundation, span, steel and waterproofing decisions can move the total beyond this band.
03Turnkey fixed finishes: PKR 2.05 to 2.48 Crore
At PKR 6,200–7,500 per sq.ft., the 3,300 sq.ft. turnkey model produces PKR 2.05–2.48 Crore before reserve and PKR 2.25–2.72 Crore with 10% contingency. Turnkey is not a universal specification: tile, sanitary, doors, windows, kitchen, wardrobes, paint, wiring and fixtures require written brands or allowances.
04Zameen's PKR 1.53 Crore is a separate benchmark
Zameen's calculator was updated on 11 August 2026 and displays PKR 1.53 Crore total at PKR 4,523 per sq.ft. It separately shows PKR 84.79 Lakh for foundation and structure, PKR 56.09 Lakh finishing material and PKR 16.71 Lakh labour. Because its selections and scope differ, FPN reports it as a comparison—not as proof that a full A-grade contract must cost that amount.
05What a furnished budget must add
A fixed-finish turnkey home is not necessarily furnished. Loose beds, sofas, dining furniture, curtains, décor and appliances require their own schedule. Solar capacity, central HVAC, smart controls, generator and lift also need separate supply, installation, warranty and commissioning prices.
06Costs excluded from this model
Land, basement, difficult soil treatment, architect and engineers, authority or society charges, transfer taxes, utility connections, transformer work, solar, HVAC, lift, landscaping, pool and loose furniture are outside the calculation. Keep plot purchase, government/society charges and construction as separate budgets.
07BOQ and contractor document checklist
Ask at least three contractors to price the same approved drawings, structural design, BOQ and brand schedule. Compare quantities, exclusions, taxes, margin, programme, supervision and defect liability—not only the headline per-square-foot rate.
- Verify contractor identity, tax position and completed reference sites
- Attach drawings, quantities, brands and allowances to the agreement
- Define covered-area measurement and milestone certification
- State taxes, contractor margin, wastage and procurement responsibility
- Write escalation, substitution, variation and delay rules
- Retain an agreed amount until testing, snagging and handover are complete

These 2 September 2026 figures are market-planning estimates, not a contractor quotation, offer or guaranteed maximum. PBS's latest price releases show that input conditions continue to move. Obtain site-specific drawings, soil and structural advice, a measured BOQ, current society charges and independent technical, legal and tax advice before committing funds.
