Why the two current references produce different totals

A calculator result and a contractor planning band are not like-for-like until covered area, rooms, structure, brands, labour, professional services and external works match.

Buyer questions

Frequently asked questions.

How much does a 10 Marla grey structure cost in Lahore in September 2026?+

For this fixed 3,300 sq.ft. model, PKR 2,950–3,350 per sq.ft. produces approximately PKR 97.35 Lakh–1.11 Crore before contingency, or PKR 1.07–1.22 Crore with a 10% reserve.

What is the turnkey cost of a 10 Marla house in Lahore?+

At PKR 6,200–7,500 per covered sq.ft., this model gives approximately PKR 2.05–2.48 Crore before contingency, or PKR 2.25–2.72 Crore with a 10% reserve.

Why does Zameen show PKR 1.53 Crore?+

Zameen's 11 August 2026 calculator uses its own room, material, labour and finish assumptions and displays PKR 1.53 Crore at PKR 4,523 per sq.ft. FPN keeps it separate because the scope is not proven identical to an A-grade turnkey contractor package.

Is a 10 Marla plot always 3,300 sq.ft. of covered construction?+

No. Plot area and covered area are different. This is a transparent double-storey planning assumption; setbacks, voids, terraces, mumty and the approved design determine the actual measured area.

Does turnkey include furniture, solar and air conditioning?+

Not automatically. Turnkey normally means agreed fixed construction and finishes. Loose furniture, appliances, solar, central HVAC, lift and automation must be expressly specified and priced.

Does this estimate include land and society charges?+

No. Plot price, transfer taxes, drawing approval, construction security, utility connections, road cutting, debris and completion fees are separate.

01

The model fixes covered area at 3,300 square feet

A 10 Marla plot is not automatically 3,300 sq.ft. of construction. Friends Home uses 3,300 sq.ft. as a transparent double-storey planning basis because Avenir identifies roughly 3,000–3,300 sq.ft. as a typical 10 Marla range. Replace it with the approved architectural area before tendering.

  • Measure ground, first floor and mumty separately
  • Exclude open terrace, lawn and voids unless contract measurement rules include them
  • Price basement area through its own structural BOQ
  • Coordinate architectural, structural, electrical and plumbing drawings
02

Grey structure: PKR 97.35 Lakh to 1.11 Crore

Applying the published Lahore A-grade grey range of PKR 2,950–3,350 per sq.ft. to 3,300 sq.ft. gives PKR 97.35 Lakh–1.11 Crore. A 10% planning reserve lifts the working envelope to approximately PKR 1.07–1.22 Crore. Soil, foundation, span, steel and waterproofing decisions can move the total beyond this band.

03

Turnkey fixed finishes: PKR 2.05 to 2.48 Crore

At PKR 6,200–7,500 per sq.ft., the 3,300 sq.ft. turnkey model produces PKR 2.05–2.48 Crore before reserve and PKR 2.25–2.72 Crore with 10% contingency. Turnkey is not a universal specification: tile, sanitary, doors, windows, kitchen, wardrobes, paint, wiring and fixtures require written brands or allowances.

04

Zameen's PKR 1.53 Crore is a separate benchmark

Zameen's calculator was updated on 11 August 2026 and displays PKR 1.53 Crore total at PKR 4,523 per sq.ft. It separately shows PKR 84.79 Lakh for foundation and structure, PKR 56.09 Lakh finishing material and PKR 16.71 Lakh labour. Because its selections and scope differ, FPN reports it as a comparison—not as proof that a full A-grade contract must cost that amount.

05

What a furnished budget must add

A fixed-finish turnkey home is not necessarily furnished. Loose beds, sofas, dining furniture, curtains, décor and appliances require their own schedule. Solar capacity, central HVAC, smart controls, generator and lift also need separate supply, installation, warranty and commissioning prices.

06

Costs excluded from this model

Land, basement, difficult soil treatment, architect and engineers, authority or society charges, transfer taxes, utility connections, transformer work, solar, HVAC, lift, landscaping, pool and loose furniture are outside the calculation. Keep plot purchase, government/society charges and construction as separate budgets.

07

BOQ and contractor document checklist

Ask at least three contractors to price the same approved drawings, structural design, BOQ and brand schedule. Compare quantities, exclusions, taxes, margin, programme, supervision and defect liability—not only the headline per-square-foot rate.

  • Verify contractor identity, tax position and completed reference sites
  • Attach drawings, quantities, brands and allowances to the agreement
  • Define covered-area measurement and milestone certification
  • State taxes, contractor margin, wastage and procurement responsibility
  • Write escalation, substitution, variation and delay rules
  • Retain an agreed amount until testing, snagging and handover are complete

Friends Home due-diligence note

These 2 September 2026 figures are market-planning estimates, not a contractor quotation, offer or guaranteed maximum. PBS's latest price releases show that input conditions continue to move. Obtain site-specific drawings, soil and structural advice, a measured BOQ, current society charges and independent technical, legal and tax advice before committing funds.

Verification note

Prepared and checked on 2 September 2026. The primary FPN model fixes covered area at 3,300 sq.ft., the upper end of Avenir Developments' published typical 3,000–3,300 sq.ft. 10 Marla range, then applies its current Lahore A-grade rates of PKR 2,950–3,350 per sq.ft. for grey structure and PKR 6,200–7,500 per sq.ft. for turnkey construction. Zameen's separate calculator, updated 11 August 2026, displays PKR 1.53 Crore total, PKR 4,523 per sq.ft., PKR 84.79 Lakh for foundation and structure, PKR 56.09 Lakh finishing material and PKR 16.71 Lakh labour under its own double-storey assumptions. PBS reported August 2026 price indices on 1 September 2026. These references have different scope and methodology, so FPN does not average them into a false single price. All figures are market-planning estimates, not quotations. Information may change after publication; always obtain the latest official document before acting.
