Why current 8 Marla references show different totals

A calculator output and a contractor planning band are not automatically like-for-like. Match rooms, structural quantities, brands, allowances, professional services and external works before comparison.

Written scope for grey, turnkey and furnished budgets

Complete, turnkey and furnished are used differently. Only signed drawings, BOQ and brand schedule define what the price buys.

Buyer questions

Frequently asked questions.

How much does an 8 Marla grey structure cost in Lahore in August 2026?+

For a fixed 3,060 sq.ft. double-storey model, PKR 2,950–3,350 per sq.ft. gives approximately PKR 90.27 Lakh–1.03 Crore before contingency. With a 10% reserve, the working envelope is about PKR 99.30 Lakh–1.13 Crore.

What is the turnkey cost of an 8 Marla house in Lahore?+

At PKR 6,200–7,500 per covered sq.ft., the 3,060 sq.ft. model produces approximately PKR 1.90–2.30 Crore before contingency, or about PKR 2.09–2.52 Crore with a 10% reserve.

Why does Zameen show PKR 1.39 Crore?+

Zameen's 11 August 2026 calculator uses its own material, labour, room and finish assumptions and reports PKR 1.39 Crore at PKR 4,555 per sq.ft. FPN keeps that result separate because its scope is not proven identical to the higher A-grade contractor planning range.

Does turnkey mean the house includes furniture?+

Not automatically. Turnkey commonly covers agreed fixed construction and finishes. Beds, sofas, curtains, appliances, décor, solar and HVAC must be named and priced if required.

Does this estimate include plot price and society charges?+

No. Land, transfer taxes, society drawing approval, construction security, utility connections, road cutting, debris charges and completion fees remain separate.

What should be in the contractor agreement?+

Attach approved drawings, structural design, BOQ, brand and allowance schedule, milestones, measurement rules, tax and margin treatment, delay and variation clauses, retention, defect liability and handover requirements.

01

The model fixes covered area at 3,060 square feet

An 8 Marla plot is not the same as 3,060 sq.ft. of construction. This model adopts the covered area used by Zameen's current Lahore 8 Marla calculator so every comparison uses one denominator. Setbacks, parking, voids, terraces, stair layout and mumty can change the approved area; replace 3,060 with the drawing total before tendering.

  • Measure ground, first floor and mumty separately
  • Do not price a basement at the normal above-ground rate
  • Coordinate architectural, structural and services drawings
  • Compare contractors against the same covered-area statement
02

Grey structure: PKR 90.27 Lakh to 1.03 Crore before reserve

Avenir's current Lahore A-grade grey range of PKR 2,950–3,350 per sq.ft. produces PKR 90.27 Lakh–1.03 Crore at 3,060 sq.ft. Adding 10% contingency creates a planning envelope of roughly PKR 99.30 Lakh–1.13 Crore. This is not a guaranteed cap: soil, span, basement and structural specifications can move it.

  • State cement, steel, brick, sand, crush and concrete standards
  • Define excavation, filling, termite treatment and waterproofing
  • List tanks, boundary wall, stairs, parapet and roof treatment
  • Require engineer inspection before every RCC pour
03

Turnkey fixed finishes: PKR 1.90 to 2.30 Crore before reserve

The Lahore A-grade turnkey range of PKR 6,200–7,500 per sq.ft. produces PKR 1.90–2.30 Crore. With a 10% reserve, plan approximately PKR 2.09–2.52 Crore. Turnkey does not create a universal finish standard; tiles, sanitary ware, doors, aluminium, kitchen, wardrobes, paint, wiring and fixtures require written brands or rupee allowances.

  • Use a room-by-room finish and allowance schedule
  • Separate fixed construction from furniture and appliances
  • Name taxes, supervision, wastage and contractor margin treatment
  • Approve every substitution and variation price in writing
04

Zameen's PKR 1.39 Crore calculator result is a separate benchmark

Zameen's Lahore calculator states PKR 1.39 Crore total, PKR 4,555 per sq.ft. and PKR 78 Lakh for its foundation-and-structure line after an 11 August 2026 update. It is a useful second reference, but FPN does not label it identical to an A-grade turnkey contractor package. Compare quantities, rooms, brands, labour and exclusions line by line.

05

Furnished cost needs its own schedule

A complete fixed-finish house is not necessarily furnished. Loose beds, sofas, dining furniture, curtains, décor and appliances should be budgeted separately. Solar, central HVAC, smart-home controls and a lift are also outside this model unless the agreement specifically includes them.

06

Costs excluded from the per-square-foot model

The figures exclude land, basement, difficult soil treatment, design consultants, authority and society charges, transfer taxes, utility connections, transformer requirements, solar, HVAC, lift, landscaping and loose furniture. These exclusions can materially change cash required before handover.

  • Get the society's current construction and approval schedule
  • Confirm utilities and meters for the exact plot
  • Price architect, structural engineer and supervision separately
  • Keep land, transaction and construction budgets distinct
07

BOQ and contractor checks before signing

Ask at least three contractors to price identical approved drawings, structural design, BOQ and brand schedule. Compare quantities, exclusions, taxes, margin, wastage, programme and supervision—not only the headline rate. Pay against measured work and retain an agreed amount until defects are closed.

  • Verify identity, registration and completed reference sites
  • Attach every drawing, quantity and allowance to the agreement
  • Define delay, escalation, variation and termination rules
  • Use independent structural and finishing inspections

Friends Home due-diligence note

These 31 August 2026 figures are market-planning estimates, not a quotation, offer or guaranteed maximum. Construction prices and specifications change. Obtain site-specific drawings, soil and structural advice, a measured BOQ, current society charges and independent legal, tax and technical advice before committing funds.

Verification note

Prepared and checked on 31 August 2026. FPN used Zameen's Lahore 8 Marla calculator, which states a 3,060 sq.ft. covered area, PKR 1.39 Crore total and PKR 4,555 per sq.ft. after its 11 August 2026 update; Avenir Developments' current Lahore planning ranges of PKR 2,950–3,350 per sq.ft. for grey structure and PKR 6,200–7,500 per sq.ft. for an A-grade turnkey house; and the Pakistan Bureau of Statistics price-statistics framework. These sources use different specifications, inclusions and estimation methods. FPN therefore displays the Zameen calculator separately and uses transparent Avenir-rate multiplication for the main scenario table instead of blending them into one false market price. All figures are planning estimates, not quotations. Information may change after publication; always obtain the latest official document before acting.
