An 8 Marla plot is not the same as 3,060 sq.ft. of construction. This model adopts the covered area used by Zameen's current Lahore 8 Marla calculator so every comparison uses one denominator. Setbacks, parking, voids, terraces, stair layout and mumty can change the approved area; replace 3,060 with the drawing total before tendering.

02Grey structure: PKR 90.27 Lakh to 1.03 Crore before reserve
Avenir's current Lahore A-grade grey range of PKR 2,950–3,350 per sq.ft. produces PKR 90.27 Lakh–1.03 Crore at 3,060 sq.ft. Adding 10% contingency creates a planning envelope of roughly PKR 99.30 Lakh–1.13 Crore. This is not a guaranteed cap: soil, span, basement and structural specifications can move it.

03Turnkey fixed finishes: PKR 1.90 to 2.30 Crore before reserve
The Lahore A-grade turnkey range of PKR 6,200–7,500 per sq.ft. produces PKR 1.90–2.30 Crore. With a 10% reserve, plan approximately PKR 2.09–2.52 Crore. Turnkey does not create a universal finish standard; tiles, sanitary ware, doors, aluminium, kitchen, wardrobes, paint, wiring and fixtures require written brands or rupee allowances.

04Zameen's PKR 1.39 Crore calculator result is a separate benchmark
Zameen's Lahore calculator states PKR 1.39 Crore total, PKR 4,555 per sq.ft. and PKR 78 Lakh for its foundation-and-structure line after an 11 August 2026 update. It is a useful second reference, but FPN does not label it identical to an A-grade turnkey contractor package. Compare quantities, rooms, brands, labour and exclusions line by line.
05Furnished cost needs its own schedule
A complete fixed-finish house is not necessarily furnished. Loose beds, sofas, dining furniture, curtains, décor and appliances should be budgeted separately. Solar, central HVAC, smart-home controls and a lift are also outside this model unless the agreement specifically includes them.
06Costs excluded from the per-square-foot model
The figures exclude land, basement, difficult soil treatment, design consultants, authority and society charges, transfer taxes, utility connections, transformer requirements, solar, HVAC, lift, landscaping and loose furniture. These exclusions can materially change cash required before handover.

07BOQ and contractor checks before signing
Ask at least three contractors to price identical approved drawings, structural design, BOQ and brand schedule. Compare quantities, exclusions, taxes, margin, wastage, programme and supervision—not only the headline rate. Pay against measured work and retain an agreed amount until defects are closed.
