A buyer first pays 10% down and then 15% confirmation. For the 620 sq.ft. office this equals PKR 36.425 Lakh; for 640 sq.ft., PKR 37.60 Lakh; for 856 sq.ft., PKR 50.29 Lakh; and for 1,100 sq.ft., PKR 64.625 Lakh. Confirm the confirmation due date before measuring affordability.

The official schedule assigns 55% to 55 equal monthly instalments. This makes each monthly payment exactly 1% of total price. A buyer must still reserve a separate 20% completion balance, ranging from PKR 29.14 Lakh to PKR 51.70 Lakh.
04620 vs 640 sq.ft. is a PKR 4.70 Lakh decision
The 20 sq.ft. step adds PKR 4.70 Lakh to total price, PKR 1.175 Lakh to the combined initial payment and PKR 4,700 to each monthly instalment. The larger option is useful only if its internal dimensions, access or workstation layout make the extra area functional.
05Location helps access, but does not prove office demand
The official project page places Aureum at Ring Road, Bahria Town Lahore with direct SL-3 connectivity and describes modern corporate offices, parking, elevators, backup power and security as planned amenities. Buyers should separately verify the exact plot, office floor, visitor route, lift capacity, parking allocation and actual delivery specifications. Marketing statements do not prove occupancy or rent.
06Risks for an office buyer
The price schedule does not establish land title, project approval, sanctioned office use, handover date, completion standard or tenant demand. A long plan also creates exposure to construction delay, escalation clauses and changing tax or fit-out costs. Do not rely on a projected rent or capital-gain promise.
