01The decision is about cash flow, not only bedroom count
The 426 sq.ft. studio is the lowest published apartment entry point at PKR 83.07 Lakh. Moving to the 622 sq.ft. inner one-bed adds PKR 38.22 Lakh to the total commitment, while the 658 sq.ft. outer one-bed adds PKR 51.82 Lakh. A buyer should test both the initial 25% and the 55-month payment against stable income before treating the larger unit as affordable.
02Studio apartment: lower entry, narrower end-user profile
The studio reduces booking, monthly and completion exposure. It may suit a single occupant, short-stay user or investor prioritising a lower ticket size. Its resale and rental case still depends on delivered building quality, management, privacy, parking, service charges and actual tenant demand; none of those outcomes is guaranteed by the payment plan.
- Published total: PKR 83.07 Lakh
- Initial booking plus confirmation: PKR 20.77 Lakh
- Monthly installment: PKR 83,070 for 55 months
- Completion balance: PKR 16.61 Lakh
03Inner one-bed: same rate, more usable living flexibility
The 622 sq.ft. inner one-bed uses the same PKR 19,500 per sq.ft. published rate as the studio but provides a separate bedroom and larger footprint. The trade-off is a PKR 9.56 Lakh higher initial commitment and PKR 38,220 more every month for 55 months compared with the studio.
04Outer one-bed: verify what the higher rate buys
The 658 sq.ft. outer one-bed is listed at PKR 20,500 per sq.ft., PKR 1,000 per sq.ft. above the inner categories. Do not assume that 'outer' automatically means a superior view or permanent openness. Match the exact unit with floor, orientation, balcony, daylight, road exposure and approved drawings before accepting the premium.
05Charges the public apartment table does not quantify
The official schedule gives complete percentages for the stated apartment price, but a 100% schedule is not automatically the final transaction cost. Obtain a dated unit statement and written contract that identifies every amount outside the headline total.
- Transfer, documentation and processing charges
- Government taxes applicable on the transaction date
- Utility connection or meter charges
- Parking allocation and price
- Maintenance, sinking fund and management charges
- Category, floor, corner, view or facing premiums
- Possession and handover conditions
- Escalation, cancellation, late-payment and refund clauses
06FPN buyer checklist before choosing the apartment
Ask the developer or legally authorised seller for a unit-specific package. The name, floor, size and total in the booking form must match the approved plan, allocation and payment ledger.
- Current signed quotation and live availability
- Exact unit number, floor, net/gross area and facing
- Land title, project-specific approval and sanctioned building plan
- Construction stage and contractual completion date
- Complete list of additional charges
- Developer-authorised receiving account and official receipt
- Independent legal review before token or booking payment
07FPN assessment
The studio is the more manageable published cash-flow option; the one-bed offers more living flexibility at a materially higher commitment. Choose only after testing the full budget—including unlisted charges and a contingency—against the exact unit and signed delivery terms. Published prices do not guarantee availability, rent, appreciation, resale or possession.
Verification noteVerified on 22 August 2026 against Aureum Mall & Residencies' official project website. The published apartment schedule states 10% down payment, 15% confirmation, 55 monthly installments and 20% on completion. FPN independently recalculated each published example: 10% + 15% + 55% + 20% = 100%. Prices are developer-published plan figures, not completed-sale evidence, guaranteed live inventory or a rental-return promise. Information may change after publication; always obtain the latest official document before acting.
