Before paying a token or booking amount, ask the seller for project-specific primary evidence and verify it with CDA. The document set should identify the same legal owner, plot, building configuration and unit being sold.

- Check the approval or DVC reference number, date, scope and conditions
- Match floor, unit number, use, covered area and parking with the sanctioned plan
- Verify land title, lease conditions, permitted land use and the legal seller
- Request commencement permissions and the latest construction-stage evidence
- Ask how completion and occupancy certificates will be obtained before possession
- Reconcile the complete 100% payment schedule, taxes and all additional charges

The 37 reported approvals are a positive aggregate signal for formal construction activity in Islamabad. For an individual buyer, however, the useful question is not whether CDA approved projects in general—it is whether the exact project, plot, floor and unit being offered are covered by a valid, current and verifiable approval.
