01
Planned locations and scope
CDA proposes arenas at D-12/1 (about 4.2 acres), G-11/3 Markaz (3.5 acres) and F-8 Markaz (3.2 acres). Planned facilities include swimming, gyms, futsal, padel and children’s play areas. CDA says funding will come from its own resources, with open competitive bidding under PPRA rules.
02
How to assess a nearby property
Visit the exact property and check walking routes, road access, parking, noise and existing services. A nearby planned amenity may matter to your living preferences, but it is not a reason to skip title checks or accept a premium without comparable, dated quotations.
03
Separate the proposal from a purchase promise
Ask a seller to state clearly which facilities exist today and which are only planned. Keep any claimed distance or access route on a map in your verification file. FPN is not assigning a price uplift, rental yield or guaranteed return to this announcement.
