Are these official fixed prices?+
No. These are selected public asking prices checked on 7 October 2026, not official fixed rates, authority valuations or completed-sale evidence.
Why are the ranges wide?+
A 1 Kanal plot's block, possession, road width, corner/park position, paid dues and development status can materially change the ask. Each compared pocket is named.
Are taxes, transfer and dues included?+
No inclusion was established. Obtain a same-day expense sheet from the competent transfer office and verify the seller ledger before payment.
Does a visible listing mean the plot is available?+
No. Re-confirm the exact plot number, ownership, seller authority and continued availability before token or bayana.

What this comparison includes
This is a like-for-like 1 Kanal residential plot snapshot. Houses, commercial plots, plot files and smaller or larger sizes are excluded. The range is evidence from selected visible listings, not a promise that every plot in the named society falls inside it.

Location explains much of the spread
Bahria Orchard is limited to selected Phase 4 G1, G2 and G4 evidence. DHA Rahbar deliberately separates the Sector 5 (KEMC) and Sector 1 market pockets. DHA Phase 9 Prism and Bahria Town include several identified blocks, so their ranges should not be converted into one block-level quote.

Seller wording is not official confirmation
Possession, open form, all dues clear, utility paid, park-facing, corner and main-road descriptions remain listing claims until the exact plot, allotment or transfer record, ledger, NDC and competent-authority status are checked.

Budget beyond the ask
Allow separately for buyer taxes, transfer fee, NDC, outstanding dues, development and utility charges, possession charges, excess area, location premium, dealer commission and legal or technical verification. Applicable amounts depend on the buyer's tax status and transaction date.
